MARKET VALUATION OF THE PROPERTY

Market valuation of the property can be calculated based on the following analysis:

  1. Analysis of the long-term rental
    Agency 4REAL collects all real estate offers from different media (Plavi oglasnik, Njuškalo, Centar nekretnina etc.), from private providers, brokers and banks, and creates a summary of the offers. The summary is based on the offers of the real estate market in previous year.
  2. Analysis of the comparative values of properties on the market
    In this evaluation please note that those amounts are not the final amounts, and the prices are usually reduced by about 15%.

Since the changes in market of real estates reflect the price movements, the above analysis can not be considered as final. Regardless of these analyses, personal evaluation of agent or seller/buyer, at the end the final price or the real value of the property is the one that is entered in the sales contract.
With our calculation and evaluation the goal is to give to seller or buyer the real price of its real estate on the market.
The final market valuation is based on the basis of the current state of real estate market, the results of the above calculations and objective evaluations of the agent.
Estimation is done after a personal visit to the property by the agent and after discussion with the property owner, in good faith and intention.
